What Causes Lump On Swollen Knee?

I have a large swelling around my right inner knee. It's been like this for around 2yrs, but recently there appears to be a fatty lump within it. I have started to experience pain when weight bearing and struggle to stand up after sitting. It gets very sore when walking and seems to be getting larger.
