Your symptoms typically suggests the possibility of Patello femoral arthritis (PF arthritis) which implies "wear and tear" in the patellofemoral articular surface. Your age also favours this diagnosis.

The common modalities of treatment for this condition involves -

• Stretching exercises for the hamstrings, quadriceps, calf muscles and iliotibial band
• Strengthening exercises for the quadriceps (especially the Vastus medialis muscle), hip abductor and hip external rotator muscles
• Patellar taping techniques
• Patellar tendon counterforce brace
Orthotics for the longitudinal arch of the feet
• Anti-inflammatory medication like Advil or Aleve will alleviate the pain
• Losing weight (if you are obese)
• Avoiding deep knee bending activities (like squatting & sitting cross legged)
• Patellar mobilization
• Corticosteroid injections into the joint may be helpful in providing good symptom relief for a few months to years.

If all the above measures fail to provide pain relief, then Patello-femoral arthroplasty may be indicated.
