According to the information you have provided or appears to be arthritis of the knee joints.
Other possibility could be Chondromalacia which can be common in your age. This is early cartilage damage rather than full blown arthritis.
Avoid squatting, cross leg sitting, climbing stairs and kneeling. Please glad your Xray for me so that I can comment if it is really Osteoarthritis or possibility of Chondromalacia.
Apply warm packs to the affected region. Take Tablet Ibuprofen 400mg twice a day after meals and Tablet Rabeprazole twice a day before meals for 5 days.

I am having flat foot and I joined gym last year. Due to excess running on in gym I started feeling this pain. Doctor told me that its due to cartilage damage which has reduced space in knee joint. I am having more problem in standing long or driving or sitting in one position eg flight. Less issue in climbing stairs but feel little weakness may be psychological effect.
I want to know can this be cured ? will I be able to run again and do regular sports ?
can cartilage be re-generated ?

Excessive treadmill activity can cause arthritis of the knee such starts as reduced joint space seen in the Xray.
Try to aid treadmill and do static cycling instead which will not affect your knees.
Arthritis can cause weakness of the muscles around the knees for which you need to do physiotherapy for Quadriceps and VMO strengthening.
Arthritis is usually progressive if you don't take care. Sports activity can be resumed after effective physiotherapy. Wear medial arch silicone pads in your footwear for the flat foot.
Eat a balanced diet. Keep well hydrated. Eat well and hydrate yourself 1.5 hours before going to gym. Do get compete blood count and urine routine tests as well as random blood sugar testing done and let me know the reports.
