Brief Answer:
Need some examinations to find out the cause

Detailed Answer:
Dear Sir,

Shortness of breath could be caused by heart or lung problems, sometimes it can be caused also by obesity. If you have previews lung or heart disease, it may be an exacerbation. If you haven't had any disease in the past, then you should be investigated to find out the cause. Shortness of breath caused with heart diseases usually arises during physical activity when in case of lung diseases shortness of breath can be persistent during rest. In case of heart problems there can be chest pain during physical activity. But you need some examinations to find out the cause. At first an ECG should be done, if they find a problem, they will continue to other examinations. For the lungs at first auscultation should be performed with further X Rays or other examinations if there is a need.
For unstable walking you should see a neurologist, it may be a neurological problem, or it can be caused by narrowing and/or blockage of the neck arteries, which supply blood to brain.
So my advise will be to see a doctor to undergo examinations to find out the cause of your complaints, and receive appropriate treatment.

Take care
